Typically, conveyancing in Victoria takes 4–6 weeks, but this can vary depending on:

  • Whether the financing is approved
  • How long searches take to complete
  • Whether there are any issues in the title or contract
  • The agreed settlement date
  • Whether there are special conditions

 

Under Victorian law, the vendor must provide a Section 32 Disclosure Statement (also called a Vendor’s Statement) to the buyer before signing the contract. This document contains important information about the property, such as title details, planning overlays, easements, rates, zoning, and restrictions.

 

The cooling-off period is a timeframe after contract exchange during which the buyer can cancel the contract (with some penalty). In Victoria, the standard cooling-off period is 3 business days, unless the property was bought at auction (in which case no cooling-off applies).
